Real Estate Calculators
Korean brokerage fee caps, home acquisition tax, jeonse-monthly rent conversion and LTV/DSR loan limits. Reference calculations using that year's rules; nothing you enter leaves this browser.
Monthly rent is converted as deposit + rent × 100 (rent × 70 if that is under KRW 50 million).
Amounts shown are the legal ceiling. You can negotiate lower, and some local ordinances set lower caps. For non-housing (land, shops) the cap is a negotiated rate within 0.9%.
Acquisition tax + local education tax + rural special tax. The surcharge tier depends on how many homes you hold at purchase and the area, and policy changes often. The first-home reduction also has income and residence conditions; only the price is checked here.
Used for the legal cap. Check the latest announced rate.
Leave blank to use the legal cap, or enter the rate in your contract.
Rent = (jeonse − rent deposit) × rate ÷ 12; equivalent jeonse = rent × 12 ÷ rate + rent deposit. The legal cap is the lower of 10% and base rate + 2 points.
Depends on area, number of homes and income. Enter the ratio that applies (e.g. 70).
Usually 40% for banks.
Principal + interest per year on all loans, including credit and car loans.
Added to the rate when testing DSR. 0 if not applicable.
Limit = the smaller of the LTV and DSR limits. The DSR limit converts (income × DSR − existing payments) into the principal repayable with equal payments. Bank-specific terms, regional caps and policy-loan exceptions are not modeled.
Spouse, parents aged 60+ living in the same household for 3+ years, unmarried children, etc. Check eligibility on Applyhome.
Leave blank if you have no account (0 points).
A reference value based on the points system for housing subscription (84 points max). Homeless-period counting starts at age 30 or marriage registration, whichever is earlier, or at the disposal date if you ever owned a home. Applyhome is the authority on eligibility and results. Nothing you enter is saved or sent.
Everything is computed in this browser; amounts are not stored or sent. Tax and lending details (reductions, temporary two-home periods, local ordinance rates) are simplified — confirm with the authority or lender before any transaction.

FAQ
Do I have to pay exactly this fee?
No. It is a ceiling you cannot exceed; you can negotiate lower. Some local ordinances set a lower cap, so check with your district office.
How is the surcharge decided?
By the number of homes you hold at purchase and whether the home is in a regulated area. Temporary two-home periods, inheritance and pre-sale rights create many exceptions, so this is a simplified reference.
Where do I find the conversion rate?
The contract rate comes first; otherwise it cannot exceed the legal cap (lower of 10% and base rate + 2 points). Check the Bank of Korea for the base rate.
